The starting point: determining the professional-use percentage

The calculation is simple: compare the surface area of your workspace with the total habitable surface of your home.

You use a 15 m² room as an office in a 150 m² home.
The calculation is:
15 ÷ 150 = 10%
Your professional-use percentage is therefore 10%. This means you can allocate 10% of certain housing expenses as business costs.

Depreciation calculation:
300,000 ÷ 33 × 10% = approximately €909 per year
You may also take into account:

part of the interest on your mortgage loan
Important: mortgage interest can only be deducted once. It must either be included under the housing bonus regime (if still applicable) or recorded as a business expense.
In practice, allocating it as a business expense is often more advantageous.
